A leading institutional real-estate investment and development firm specializes in a specific asset class. They leverage data and technology to drive smarter acquisition decisions, valuations, and operational performance.

Challenge

Preparing Investment Committee Memos (ICMs) was a repetitive and manual task. Analysts spent hours compiling property data, market insights, and risk assessments to produce standardized reports. The real estate client wanted a faster, more accurate way to generate ICMs using AI—without losing quality or oversight.

Approach

Using the Managed AI Services (MAIS) approach, FLS developed and implemented a proof-of-concept application that automates memo generation using natural language processing (NLP), retrieval-augmented generation (RAG), and structured data extraction. The solution integrated OpenAI’s language models with the client’s internal data systems to populate reports automatically.

Solution

Users can log into a dedicated web interface, upload relevant deal documents (PDF or EML), and trigger the memo generation process. The system extracts key parameters—such as purchase price, tenant information, and key risks—and enriches them with contextual data like proximity to ports, highways, and comparable leases within a defined radius.

The result is a text-based Investment Committee Memo that summarizes the information clearly and consistently—ready for review and refinement by decision-makers.
